Once you arrive at your cabin Your unit is completely furnished including kitchen utensils and flatware. Some have a dishwasher. Linens, towels, bathroom tissue and soap are placed in your unit prior to your arrival. Please keep in mind that these items are only starters. If your unit has a washer and dryer, feel free to use them. We do not provide laundry detergent. At departure, please put dirty linens in the tub. This does not include shams, comforters and bed skirts. Dispose of all garbage in the outside garbage receptacles. When checking out please lock all doors and windows, turn off all lights, fans, and set thermostat to 60 in winter and 78 in summer.
Number of Guests This reservation/confirmation indicates that there are a certain number of guests that will be staying with us in this unit. Tennessee Fire Codes prevent rental cabins from being overpopulated so please do not have more people in the cabin than has been authorized above. If it is discovered that more guests are using the unit than specified on the reservation, there will be a $25.00 charge per person charged to your credit card.
Mechanical Failures While staff and owners consistently try to alleviate any problems prior to a guest's arrival, there are those times when something is overlooked and/or was not apparent. We encourage you to check in prior to our office closing. There are no refunds or rate adjustments made for mechanical failures beyond our control. Mechanical failures should be called in to our office. They will be addressed as soon as possible. Emergencies are defined as those whereby it may involve personal or property safety.
Bad Weather A number of our cabins are located in the mountains and while most of the roads are well maintained during bad weather conditions, some are steep and narrow. Some of the roads may not be paved but have gravel or other base materials that could present hazardous conditions. It is recommended that if you have a four wheel drive vehicle, snow chains, or the like, that you bring those during the winter months. Sorry, there are no refunds for bad weather, or towing charges.
Hot Tubs USE AT YOUR OWN RISK! IF YOU ARE PREGNANT OR HAVE HIGH BLOOD PRESSURE YOU SHOULD NOT USE THE HOT TUB! Hot tub covers are not to be sat on. They should remain on the tub when not in use. You will be charged $350.00 if the hot tub cover is damaged. We are not responsible for jewelry or clothing damage if worn in the hot tub. Hot tubs are drained, sanitized, and inspected after each rental. Any one found to contain food, bath products, soap and similar items may be charge an excessive cleaning fee plus any repair costs is the motor has been damaged. Please be sure the bromine floater remains in the hot tub when not in use.
Fireplaces Fireplace usage is from September 15th to April 30th. A $25.00 cleaning fee will be charged if a wood burning fireplace needs to be cleaned on dates other than those allowed for usage. Some gas fireplaces are on timers. PLEASE DO NOT PLACE ANYTHING IN THE FIREPLACE AND DO NOT MOVE THE LOG'S CONFIGURATION. Do not leave the cabin if there is a fire burning in the fireplace. Make sure the damper is fully open and that the firewood is dry before building a fire. Cabins with wood burning fireplaces are supplied a reasonable amount of wood at the home-owners discretion. You may purchase kindling, logs, or fire starters at the local stores.
TV Service Our cabins have satellite, cable or similar television service. Please be aware if your cabin has such service, the owner generally supplies the unit with a basic service package. This usually does not include pay-per-view or movie channels. All service calls for TV problems due to Programing will incur a $30.00 charge from the Management Company.
Lockouts If you loose a key either prior to, or after, checkout, there is a $10.00 replacement charge. We have a $25.00 lockout service fee, in addition to the $10.00 replacement charge, for someone to come and unlock the door for you. After hours the amount increases to $50.00.

Pet Policy Some of our cabins are pet friendly. Pets are limited to dogs only with a maximum weight limit of 20 pounds. All dogs must be crate trained and cannot be left alone in the cabins unless crated. A $50.00 non-refundable pet fee is required. You are responsible for any damages.
Cancellation Policy and Refunds a. 10% Charged day of Booking b. 90% Charged 30 days prior to arrival date. c. No refunds on confirmed reservations, however we will change reservation to a future date.
Indemnify and Financial Responsibility Renter agrees to indemnify owner and Management Company of any damages to the unit, including, but not limited to furnishings and household items. In the event the deductions exceed any deposits, the excess shall immediately become payable by the undersigned and charged to your, or the person(s) responsible, credit card. Neither the owner nor the Management Company shall be responsible for any accidents or injury to renters or their invites and/or for the loss of any money or valuable of any kind.
Renters hereby certify that they have read the above agreement and agreed to abide by everything outlined and all posted regulations and they hereby certify:
1. They are the person(s) that will be responsible for the rental. 2. They have read and acknowledged the forgoing "A Smoky Getaways" Reservation and Confirmation Agreement. They fully understand all policies and procedures and will abide by everything outlined and all posted regulations; Including any and all rules and regulations either in this agreement and /or posted in the cabin. 3. In the event where there is a monetary dispute between this Agreement and any information provided in the cabins, this agreement shall prevail.
